• Checking of authenticity of documentation on the land plot provided by the owner, including the following:
• Checking of constitutive documents (agreements and other transactions, resolutions of state/municipal bodies basing on which the transition of property rights for the land plot from one subject to the other was executed);
• Checking of constitutive documents (registration documents of state bodies, in accordance with which the property rights for the land plot and transition of property rights for the land plot were registered).
• Self-dependent additional data collection from the open official sources for checking the present title regarding the land plot (via written requests):
• Extract from the Unified State Register of Rights;
• Extract from the cadaster passport.
• Legal analysis of information and provided documents confirming the legal clearness of property right for the land plot and presence/absence of encumbrances related to the land plot, incl.:
• Analysis of constitutive and right-confirming documents for the land plot;
• Legal analysis and determination of legal risks connected with the transition of property right from one owner to the other (analysis of legal history of the land plot);
• Detecting the encumbrances related to the land plot, analysis of legal basis for encumbrances, incl. servitudes as well as determination of demands of the third parties regarding the land plot.
• Preparation and execution of the legal expertise report related to the rights for the land plot.
